Lease takeover vs. sublease: what’s the difference?
Student housing uses several terms for replacing a resident. The important part is knowing which process your own lease and property actually allow.
The words are not interchangeable
Lease takeover / assignment
Generally describes a process where another person takes over lease rights and obligations, subject to the lease and landlord’s approval.
Relet
Some student properties use “relet” for replacing a resident through the property’s own screening and paperwork process.
Sublease
Usually means the original tenant remains connected to the lease while another person occupies or pays under a separate arrangement. Some properties prohibit it.

What should you call your Unleaser listing?
Use the term your property uses. If you are unsure, describe it as a “lease takeover subject to property approval” and verify the official process before anyone pays, signs or moves in.
