UNR PILOT
Terms of Use

These terms apply to the Unleaser UNR pilot. By submitting a listing or housing request, you agree to use the pilot only for legitimate student housing matching purposes.
Unleaser's role
Unleaser helps students discover potential lease-takeover matches. Unleaser is not a landlord, property manager, real estate broker, guarantor, escrow service, or party to any lease. A match, listing, message or introduction does not create or approve a sublease, assignment, relet or other transfer.
Property approval comes first
Users are responsible for confirming the applicable lease, landlord and property-manager rules. Do not pay, sign, move in, hand over keys, or represent that a transfer is approved until the relevant property or landlord has completed any required approval and official paperwork.
Your submissions
You must provide information you reasonably believe is accurate and must have the right to upload any photos or other content you submit. Do not post another person's private information without permission. You remain responsible for your listing, communications and decisions.
Listings and moderation
Unleaser may review, approve, reject, edit for formatting, hide or remove pilot listings and requests. We may suspend access where we reasonably suspect fraud, impersonation, spam, unsafe conduct or misuse. Approval for display on Unleaser is not approval of a lease transfer.
AI assistant
The optional Unleaser AI assistant provides general informational support and may produce incomplete or incorrect answers. It does not provide legal advice, approve lease transfers, or replace your lease, landlord, property manager, or qualified professional advice. Always verify property-specific requirements directly with management.
No payments through Unleaser
The current pilot does not process rent, deposits, assignment fees or other housing payments. Users should verify payment instructions directly with the relevant property or landlord before sending money.
Safety and verification
Unleaser may perform basic moderation but does not guarantee the identity, eligibility, creditworthiness, honesty or conduct of another participant, or the accuracy or availability of a listing. Users should independently verify material information before proceeding.
No guarantee of a match
Match percentages and potential matches are screening tools based on submitted information such as dates, budget and property. They are not guarantees that a takeover is possible, approved, suitable or legally effective.
Pilot availability
Unleaser is an experimental pilot and may change, pause or discontinue features. We do not promise uninterrupted availability or that every submission will receive a match.
Liability
To the extent permitted by applicable law, Unleaser is provided on an as-is pilot basis. Participants remain responsible for housing decisions, contracts, payments, property compliance and interactions with other users. Nothing in these terms excludes rights or liabilities that cannot legally be excluded.
Privacy
Our handling of pilot information is described in the Privacy Notice.
Changes
We may update these terms as the pilot develops. The effective date above will be updated when changes are made.
